Here are some of the events affecting Maine mortgage rates today:
What Mortgage Backed Securities (MBS) Are Doing Today:
- The price of the FNMA 30-Year 4.0% MBS coupon opened at 103.25 this morning – the same as yesterday’s close.
- At 9:30 AM, the 4.0% MBS coupon was trading at 103.47 – up 7/32 from its opening.
Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down – and so do mortgage rates. I expect that Maine mortgage rates will be as much as 0.250 points better in price today as compared to yesterday afternoon.

- The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.72 this morning – the same as Friday’s close.
- At 9:30 AM, the 4.0% MBS coupon was trading at 102.78 – up 2/32 from its opening.
Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down – and so do mortgage rates. Maine mortgage rates are about the same in price today as compared to Friday.
Wall St extends gains, indexes up 1 percent
NEW YORK (Reuters) – Stocks extended gains in choppy action on Friday, led higher by materials and energy shares and comments by Federal Reserve Chairman Ben Bernanke that the Fed was ready to take further steps to help the recovery.
* The Dow Jones industrial average (DJI:^DJI – News) rose 120.83 points, or 1.21 percent, to 10,106.64. The Standard & Poor’s 500 Index (^SPX – News) gained 12.34 points, or 1.18 percent, to 1,059.56. The Nasdaq Composite Index (Nasdaq:^IXIC – News) climbed 21.15 points, or 1.00 percent, to 2,139.84.

Market Update – 1:30 pm
1:30 pm : Stocks continue to chop along. Losses remain modest in scope.
Meanwhile, Treasuries have started to tick higher. Their modest climb comes as stocks lose luster and results from an auction of 7-year Notes hit newswires. The auction drew a yield of 1.99% and a bid-to-cover of 2.98, which is above recent averages. Indirect bidder participation was 56.7%, which is also above that of recent averages. - The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.59 this morning – the same as yesterday’s close.
- At 9:30 AM, the 4.0% MBS coupon was trading at 102.82 – up 7/32 from its opening.
Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down – and so do mortgage rates. I expect that Maine mortgage rates will be up to 0.25 points better in price this morning as compared to yesterday.
Existing home sales dive 27.2 percent to 15-year low
WASHINGTON (Reuters) – Sales of previously owned U.S. homes dropped more steeply than expected in July to their lowest pace in 15 years, an industry group said on Tuesday, implying further loss of momentum in the economic recovery.
The National Association of Realtors said sales dropped a record 27.2 percent from June to an annual rate of 3.83 million units, the lowest level since May 1995. June’s sales pace was revised down to a 5.26 million-unit pace.
Analysts polled by Reuters expected existing home sales to tumble 12 percent to a 4.70 million-unit pace from the previously reported 5.37 million units in June.
